Do I have to travel to Texas to sell my land?

No. Most of our out of state sellers never make the trip. The title company can send documents to you, arrange a notary who comes to you, or in many cases handle signing online. You are paid by wire or by check, wherever you live.

How does a remote closing actually work?

The title company runs title, prepares the deed and settlement statement, and sends your package out. You sign in front of a notary near you, or online where available, and send it back. Funds are disbursed once everything is recorded.

I have not seen the property in years. Is that a problem?

Not for us. We buy as is, and you do not need to clear brush, get a survey, or visit before selling. We look at the county records, the aerials, and the tract itself.

Does Texas withhold taxes from an out of state seller?

Texas has no state income tax and no state withholding on a sale by an out of state resident, unlike some other states. Federal FIRPTA withholding applies only to sellers who are foreign persons. Confirm your own federal situation with a CPA.

Why did my tax notices stop reaching me?

Bills and appraisal notices go to the mailing address on file with the county appraisal district. If you moved and never updated it, notices go to the old address while penalties build. It is a very common way out of state owners fall behind.

What if I am not sure exactly where the property is?

That happens often, especially with inherited land. Give us the county and any Property ID or legal description you have, even from an old tax statement, and we will find it.
